The location of where development and open space would be broadly located on the site, along with vehicular and pedestrian access was agreed at the outline application stage in 2019 and has informed the detailed layout proposed as part of this Reserved Matters scheme.
Overall, we believe that the integration of homes, landscaping, amenity space and footpaths will create a very desirable living environment, which we consider will deliver the key place-making and design quality objectives underpinning the Northern Arc development.
Connectivity is the primary strategy for creating a network of amenity and play destinations on site. In the neighbourhood zones, careful thought has been given to accessibility and ease of movement for all skill levels and ages. Access to recreation and nature in the surrounding natural areas is given priority.
Careful consideration has been given to the proposed housing mix, ensuring it responds to a local housing need. Our proposals for 249 homes include a mix of one to four bedroom homes, with 30% as affordable housing - these will include a range of house types and sizes and be a mix of shared equity and affordable rent.
20% of the homes would be built to Part M4(2) of the Building Regulations, which will provide a stock of housing that is both visitable and adaptable, having the facility to flex to different family structures, lifestyles and needs.
